At House 11 Residential, we strive to make the moving-out process as smooth and transparent as possible for our tenants. One of the key steps in this process is the exit inspection, which ensures that the property is returned in good condition and helps both tenants and landlords finalise the tenancy fairly.

What Is an Exit Inspection?

An exit inspection is a formal review of the rental property conducted when a tenant vacates. It compares the current condition of the property to its state at the beginning of the lease, as documented in the entry condition report. This process helps determine if any damages, excessive wear and tear, or cleaning issues need to be addressed before the bond is refunded.

Step-by-Step Exit Inspection Process

1. Tenant Provides an Exit Condition Report

Before moving out, tenants should complete an exit condition report, detailing the state of the property. This report should be compared to the original entry condition report to ensure consistency.

2. Property Manager Reviews the Exit Report

Once the tenant submits the exit condition report, the property manager reviews it to check for discrepancies or potential issues.

3. Physical Inspection of the Property

The property manager conducts a thorough inspection, assessing:

  • Cleanliness – The property should be cleaned to the same standard as when the tenant moved in.

  • Damage – Any damage beyond normal wear and tear is noted.

  • Fixtures & Appliances – Ensuring everything is in working order.

  • Outdoor Areas – Checking gardens, balconies, and driveways.

4. Comparing Entry and Exit Reports

The property manager compares the exit condition report with the original entry report to identify any changes. If there are concerns, they will discuss them with the tenant.

5. Resolving Any Issues

If cleaning or repairs are required, tenants may be given the opportunity to fix them before deductions are made from the bond.

6. Bond Refund Process

Once the inspection is complete and all issues are resolved, the property manager submits the bond refund request to the Residential Tenancies Authority (RTA). If deductions are necessary, they must be agreed upon by both parties.

Tips for a Smooth Exit Inspection

  • Clean thoroughly – Ensure the property is spotless, including carpets, windows, and outdoor areas.

Repair minor damages – Fix small issues like scuff marks or broken fixtures.

  • Return all keys – Hand over all keys, remotes, and access cards.

  • Communicate with the property manager – Address any concerns early to avoid disputes.

At House 11 Residential, we aim to make the exit inspection process fair and efficient for all tenants. By following these steps, tenants can ensure a hassle-free move-out experience and a smooth bond refund process.
